Restumping & reblocking

Many older Melbourne homes sit on timber or early concrete stumps. Over time these can rot, sink or shift, and the floor above begins to move with them. Restumping replaces those supports with new concrete stumps so the floor frame is properly carried again.

What it involves

  1. 1Inspecting the subfloor to see the condition of stumps, bearers and joists.
  2. 2Carefully jacking the house to take the load off the existing stumps.
  3. 3Removing old stumps and installing new concrete stumps on suitable footings.
  4. 4Packing and fixing the floor frame back down at the agreed levels.

When it may be appropriate

  • Stumps are rotten, cracked, leaning or have sunk.
  • Floors feel springy, squeak or slope noticeably.
  • Doors and windows have started to stick or no longer latch.

These signs can have other causes too — an assessment confirms what's going on.

How the scope is set

Not every home needs a full restump. Depending on what the inspection shows, some homes need every stump replaced while others need only selected stumps replaced or repacked.
